What is a Home Inspection
The main purpose of a home inspection is to provide an assessment of a property's major systems, their overall condition, and to identify potential safety concerns.​ This service is a non-invasive, visual examination of a home's major structure, systems, and installed components that are readily and safely accessible. This service is performed by a competent, trained, and certified inspector.
A detailed written report with pictures explaining all inspected components is provided upon completion of the service. This includes an explanation of all identified safety hazards, deficiencies, maintenance items, and recommended repairs. Depending on conditions, repair or evaluation by a professional tradesperson may be recommended.
It should be noted that a home inspection is not technically exhaustive and will not reveal concealed conditions or latent defects. While a home inspection is important and a great way to become informed about a home's overall condition, it cannot and should not be expected to identify all defects in a home.
The inspection services performed by Rusnak Residential, LLC adhere to both the West Virginia Fire Marshal Legislative Certification of Home Inspectors Rule as well as the International Association of Certified Home Inspectors (interNACHI®) Standards of Practice & Code of Ethics. These are the standards which outline what should be covered during a general home inspection, as well as what may be excluded.​ Our goal is to provide the customer with the information they need to make informed decisions.

​Definititions per WV State Fire Marshall:
Definition of Home Inspection - A visual analysis for the purpose of providing a professional opinion of the condition of a building and its carports and garages, any reasonable accessible installed components and the operation of the building systems, including the controls normally operated by the owner, for the following components of a residential dwelling of four units or less: heating system, cooling system, electrical system, plumbing system, structural components, foundation, roof covering, exterior and interior components and site aspects as they affect the dwelling.
Purpose of Certification of Home Inspectors - Establishes the procedures to be followed to assure that consumers of home inspection services can rely on the competence of home inspectors, as determined by educational and experience requirements and testing. In order to protect consumers, this rule defines home inspection, outlines what must be included in a home inspection, defines unethical conduct by home inspectors and creates penalties for prohibited acts.​​​​​
